There are many aspects to consider when putting a home on the market, but it will be hard to get a house sold if it’s not presented correctly in the first place.
Pricing a house too high. You love your house, have memories there and have probably made a great deal of improvements. While enhancements to the property play a role in what your house is worth, emotions don’t. Buyers don’t feel the same way about the property that you do and they are comparing all of the neighboring houses with yours. If yours is priced noticeably higher than your competition, your house will get passed by. Get a list of comparable houses that have recently sold in your area and visit them to compare their condition and sales price to what you want to sell your house for.
Not enough pictures. One picture of the front of the house is nice, but it really isn’t enough to give the buyer a good idea what it looks like. Don’t be too much of a tease, or the buyer will not be enticed. The kitchen, master bedroom and back yard are the areas that make a house sell after they’ve already decided they like the curb appeal.
Not enough information in the listing. Writing a one liner about a listing is a no-no. List the improvements and features. Does it have granite countertops? Is there an inground pool in the back yard? Does the master bathroom have his and her closets? Make a list of all the amenities the house has and put them into the listing.
